OUR PROCESS

Here at JFH Design Services, we are meticulous about the design process and delivering the finished product to our clients. As such, working alongside us for your next project would entail the following:  

Discovery Session

Stage 1.

We have a free, onsite meeting where JFH Design Services principal technical architect Jean-Francois conducts an in-depth discovery session to ascertain your vision and needs for the project. Through this process, Jean-Francois establishes integral components of the delivery to gain clarity on the scope of the project, and to ensure realistic expectations are set.

Full Assessment

Stage 2.

There are a number of technical elements that must be assessed to ensure the viability of the project. This is due to numerous Council and building regulations that Jean-Francois accounts for early on. At this stage, Jean-Francois engages a qualified surveyor to survey the site so that he is equipped with all the necessary information to proceed with the project. 

Client Presentation

Stage 3.

Once all the technical details have been scoped out, the concept design is presented to the client. This stage requires two-way communication between client and JFH Design Services until the designs best match the client's vision in line with the Council's approvals and requirements.

Jean-Francois will provide the client with a final "action draft" before lodging the final working drawings (action plans) to the council or the likes. This will ensure complete certainty of how the project will look and the expected process of construction.

Development Application

Stage 4.

This is the mid-stage of the process whereby the Council gives written permission to the owner, approving that the application fits within their scope of the proposal and that the next step of the approval process can commence. A number of documents are created at this stage, that may include demolition plans, construction management plans, site analysis and more. 

 

JFH Design Services submits all applications to the Council on behalf of owners with their consent. Typical waiting periods for the Council's response is approximately 6-12 weeks.


 

Attaining the Construction Certificate

Stage 5.

Once the Development Application documentation is passed by the Council, there are usually conditions imposed by the Council which needs to be addressed for the next stage of the documentation. At this point, JFH Design Services engages with associated partners in order to attain the necessary documentation, that may include: floor plans, structural engineers draws and written specifications for construction. 

 

As previous, JFH Design Services submits all documentation with consent, on behalf of the client. 

Construction

Stage 6.

When everything necessary has been approved, and the vision between client and JFH Design Services is in alignment, the milestone of construction begins. 

 

This is the beginning of your vision coming to life - an exciting stage for everyone involved! This stage will involve, obtaining building permits, coordinating work with tradespeople, preparing stage inspections and building reports.
